There is always a conflict between the ambitions of the architect and the principal on the one hand and the available budgets on the other hand. We always aim to realize these ambitions within the boundaries of the budget. It is the architect’s responsibility to inform the principal in a precise manner at every stage of the design and the building process. He should also present solutions that tie in with the budget and should question ambitions that are not feasible. In the starting phase of each design it is crucial to allocate budgets for each of the construction project’s components. This planning will be used as a budget reference in every phase of the design process and makes it possible to see exactly where the budget might have to be adjusted.

The procedure with regard to budget control is a perfect illustration of LLOX’s approach to integral quality control. It is one of the only procedures that covers project-related activities and is based on the idea that only a systematic and routine budget control process can be efficient.

LLOX systematically carries out a budget control at the start of each new phase of a project. The principal will also receive a print, providing a summary of all work on the project, when requesting information about fees. These documents are available at the client’s simple request.

The budget estimates become more detailed as the project progresses, initially per surface unit, subsequently based on the takeoff. The principal will also be provided with an overview of additional values on top of the global building costs for information purposes: integrated art, insurance, all-risk building insurance, indexation during the construction works, fees, connection costs, safety margins, VAT, etc. We also provide the principal with a first forecast concerning potential government (VIPA) grants.

Our approach has meant that up until now we have never had a project where the final outcome did not correspond with the principal’s budgets, which confirms the efficiency of our approach.
